Cross Hands, situated on the A48 dual carriageway, which is an extension of the M4, is becoming a major centre for industrial development. It is now the home of the only food park in Wales – Cross Hands Food Park
Located some 16 miles from Swansea, nine miles from Llanelli and twelve miles from Carmarthen the site commands a strategic location benefiting from a large skilled workforce within a short driving distance.
The existing Food Park and its neighbouring business park has direct access off the A48 roundabout and covers some 34.40 hectares (85 acres) and has been developed for a range of service and retail sector uses together with more standard business and industrial uses including of course, food production.

The site provides a further 20.24 hectares (50 acres) divided into three plateaux of 11.33 hectares (28 acres), 5.06 hectares (12.5 acres) and 3.24 hectares (8 acres) gross. The larger plateau can accommodate a unit of circa 46,450 sq m (500,000 sq ft) or a series of units of 929 sq m to 4,640 sq m (10,000 sq ft to 50,000 sq ft).
The remaining plateau can accommodate up to 16,257.5 sq m and 6.967.5 sq m (175,000 sq ft and 75,000 sq ft) respectively of manufacturing space or alternatively the smaller plateau could accommodate a two-story office development of up to circa 6,967.5 sq m (75,000 sq ft) or a single story call centre style premises of circa 2,322.5 sq m (25,000 sq ft). Smaller Food Grade units have recently been developed for rental by businesses in the food sector.

Llanelli Gate
Benefiting from its location alongside the A4138 Llanelli link road, Llanelli Gate is midway between Llanelli Town Centre and Junction 48 of the M4 motorway.
The site comprises of two plateaux of which the top plateaux currently houses the Technium Performance Engineering facility and the bottom plateaux for ancillary development and Technium “spin-out” projects.
Technium Performance Engineering provides a research and development facility for businesses specialising in performance engineering and will enable these businesses to embrace design, development and testing to a world-class standard. The mainTechnium building is 2,200 sq m (23,500 sq ft) and contains 15 incubator units.
